What Causes Potholes?

Potholes are a common problem that many asphalt surfaces face, including roads, parking lots, and driveways. Understanding the causes of potholes is crucial in effectively addressing and preventing their occurrence.

One of the primary causes of potholes is the natural wear and tear that asphalt surfaces experience over time. Constant exposure to changing weather conditions, such as freeze-thaw cycles, can weaken the pavement and lead to cracks. When water seeps into these cracks and freezes, it expands, creating pressure that breaks apart the pavement and forms a pothole.

Additionally, heavy traffic and vehicle loads contribute to the formation of potholes. As vehicles travel over the pavement, they exert pressure on weakened areas, causing the asphalt to crack and deteriorate. Over time, these cracks grow larger and develop into potholes, especially in areas where the pavement has not been properly maintained or repaired.

Another significant factor is the presence of water beneath the asphalt surface. Poor drainage systems or inadequate asphalt sealing can allow water to penetrate the pavement layers. The accumulation of water weakens the underlying materials, leading to pavement failures and the formation of potholes.

Lastly, environmental factors, such as the use of harsh de-icing chemicals and the presence of vegetation, can contribute to pothole formation. Chemicals used to melt ice and snow can accelerate the deterioration of asphalt surfaces. At the same time, vegetation growth can cause cracks and disruptions in the pavement, providing entry points for water and further damaging the asphalt.

How to prevent Potholes

Preventing potholes requires proactive measures and regular maintenance to ensure the longevity and durability of your asphalt surfaces. Here are some effective strategies to help prevent potholes:

1. Routine Inspections: Regularly inspect your asphalt surfaces for any signs of cracks, deterioration, or drainage issues. Identify and address these issues promptly before they worsen and lead to pothole formation.

2. Proper Drainage: Ensure your asphalt surfaces have proper drainage systems. Adequate drainage prevents water from pooling and seeping into the pavement layers, reducing the risk of potholes caused by water damage.

3. Sealcoating: Applying a protective seal coat to your asphalt surface helps to seal the tiny cracks and prevent water penetration. This protective layer enhances the longevity of your pavement and reduces the likelihood of potholes.

4. Timely Repairs: Promptly address any cracks or minor damage to prevent them from expanding into larger potholes. Conduct regular maintenance and repairs, such as crack sealing and patching, to maintain the integrity of your asphalt surfaces.

5. Proper Installation:  Proper compaction, appropriate asphalt mix, and adherence to industry standards during installation contribute to a more durable and resilient pavement.

6. Weight Restrictions: If you manage a parking lot, consider implementing weight restrictions or guidelines to prevent excessive stress and damage from heavy vehicles. Limiting the weight load can help preserve the integrity of the pavement.

7. Snow and Ice Management: During winter months, avoid using harsh de-icing chemicals that can accelerate asphalt deterioration. Instead, opt for alternative de-icing methods or use ice melt products specifically designed for asphalt surfaces.

How is Asphalt Patched?

When it comes to repairing potholes in your parking lot, there are three primary methods to choose from. These methods effectively address the damage and restore the integrity of your pavement:

Cold Patching

Cold patching, also known as “Throw and Roll” or “Throw and Go,” is a temporary solution for repairing potholes. This method involves using cold mix asphalt to fill the pothole, which is then compacted either with a roller or left as it is, relying on vehicle traffic to further compact the patch.

While cold patches can be effective for larger potholes in high-traffic areas as a short-term fix, it is important to note that they are not a permanent solution. The main advantage of cold patching is its convenience and immediate usability. It allows for quick repairs and helps temporarily restore the pavement’s functionality.

However, cold patches have limitations in terms of long-term durability and stability. They may not provide the same level of longevity and strength as other repair methods, such as hot asphalt patching or infrared repair. Over time, the cold patch may deteriorate and require further maintenance.

Hot Patch

Although hot patching requires more labor and equipment, it offers several advantages over other repair methods. While the cost may be higher, the benefits make it a worthwhile investment, as a hot patch provides a more uniform and durable repair that can last for the remaining lifespan of your parking lot.

The hot patching begins with saw-cutting the damaged area into a rectangular shape. This size may seem subjective, but removing any compromised pavement and ensuring a solid foundation is necessary. Next, the patch area is thoroughly cleared of water and debris to create a clean working surface.

To promote proper adhesion, tack (a bonding agent) is applied to the vertical sides of the patch area. This helps secure the new asphalt in place and enhances the overall stability of the repair. Once prepared, the patch area is filled with hot asphalt and compacted using either a vibrating compactor or roller, ensuring optimal density and uniformity.

Infrared Repair

Infrared repair is a more advanced technique that utilizes infrared technology to heat the existing asphalt around the pothole. This process allows the damaged asphalt to be rejuvenated and recompacted. Fresh asphalt is then added to fill the repaired area, creating a seamless and long-lasting repair. Infrared repair is efficient, environmentally friendly, and produces excellent results.
